Executive Summary
Scaling a Privately-Owned Restaurant Brand Across Northern Colorado
KLM Construction partnered with Krazy Karl’s Pizza in a multi-year, multi-location restaurant expansion program across Fort Collins and Loveland, Colorado.
The program began with a ground-up 3,500 SF pizza restaurant in Fort Collins, followed by a 4,000 SF full-scale location in Loveland. Additional phased upgrades were delivered to both sites over time, along with a second Fort Collins location.
KLM operated in a Design-Build capacity, helping establish brand standards during the first buildout and carrying those standards forward across subsequent locations.
Project Scope
Restaurant Construction & Expansion
- Design and permitting coordination
- Selective demolition
- Structural modifications
- Framing and drywall
- MEP coordination
- Specialty finishes
- ADA compliance integration
- Commercial kitchen equipment coordination
- Pizza oven installation
- Exhaust hood systems
- Fire suppression and alarm integration
- Final inspections and closeout
The initial buildout established the operational and brand framework used for future expansions.
The Challenge
High-Performance Kitchen Systems & Operational Continuity
This program presented several technical and operational constraints:
- Strict schedule deadlines across multiple locations
- Construction within some occupied restaurant environments
- Complex pizza oven mechanical systems
- Exhaust hood engineering and integration
- Fire suppression and alarm system coordination
- Maintaining kitchen functionality during phased upgrades
Commercial kitchen systems require precise coordination between mechanical, fire suppression, structural, and electrical trades. Any misalignment could delay opening or disrupt operations.
Phasing & Delivery
Multi-Year, Multi-Site Execution
Projects were delivered across multiple years and locations.
Some sites were constructed in unoccupied spaces, while others required phased construction within active restaurants.
All schedule deadlines were met, enabling Krazy Karl’s to expand without operational setbacks.
KLM's Approach
Establishing the Standard, Then Replicating It
Design-Build Leadership
KLM helped develop the initial layout, systems, and brand construction standards during the first location.
Trade Expertise Engagement
Specialized experts were engaged for oven mechanics, exhaust systems, and fire protection integration.
Municipal Coordination
Close collaboration with local municipalities ensured code compliance and smooth permitting.
Phased Construction Planning
Where spaces were occupied, work was sequenced to maintain kitchen operations whenever possible.
This structured approach allowed the brand to scale efficiently while maintaining consistency across locations.
