Executive Summary
Establishing a New Healthcare Foothold in Denver
KLM Construction served as General Contractor for a 13,000-square-foot tenant improvement buildout for Vivent Health in Denver, Colorado.
The project consisted of constructing a full-floor healthcare facility dedicated to treating AIDS and HIV patients. The new clinic included a pharmacy, dental operatories, medical offices, exam rooms, kitchen and pantry facilities, and patient shower areas.
The project represented Vivent Health’s expansion into the Denver market and required complex mechanical upgrades within an active commercial building.
Project Scope
Comprehensive Healthcare Tenant Improvement
KLM’s scope included:
- Selective demolition
- Framing and drywall construction
- MEP coordination and system upgrades
- Installation of pharmacy and dental buildouts
- Medical exam room construction
- Kitchen and pantry installation
- Patient shower facilities
- Generator installation
- ADA compliance integration
- Final inspections and closeout
This was a full-floor healthcare conversion within an occupied building.
The Challenge
Healthcare Construction During COVID-19
This project faced several significant constraints:
- Six-month original schedule impacted by COVID-19
- Work occurred within an occupied building
- Multiple mechanical system upgrades required
- Addition of a new emergency generator
- Generator approval complexity with authorities
Healthcare facilities demand precision in mechanical systems, life-safety coordination, and compliance standards. The generator approval process presented additional regulatory complexity.
Phasing & Delivery
Structured Execution in an Active Facility
Although the floor under construction was unoccupied, the building remained active throughout the project.
Mechanical upgrades and generator integration required careful sequencing to avoid disruption to other tenants.
